Our surveyors offer expert advice on all aspects of dilapidations and negotiation of schedules on behalf of landlords and tenants. We also provide pre-lease advice to tenants and landlords and can prepare schedules of condition for inclusion in the lease. The schedule of condition is used to protect the tenant's position regarding their repair liability at the end of the lease.

Our chartered status allows us to undertake pre-acquisition surveys on both residential and commercial premises. Types of survey include Building Surveys (formally known as full structural surveys) and RICS Homebuyer and Condition Reports. A residential valuation is also included with all our residential pre-acquisition reports. We also provide specific defect reports on structural movement (subsidence), timber defects, damp and condensation problems.

These are different from surveys, and are produced specifically to check that a property is valued correctly. The two main types are Mortgage Valuation and Private Valuation.
